Comparative Market Analysis Overview. (CMA) Because no two homes are identical, deciding on the final sales price can be somewhat challenging. To help us with making that decision, we can a Comparative Market Analysis, (CMA). A CMA is a side by side comparison of properties that are for sale. We look at those properties which have recently sold, in the same neighborhood as your home, and their final prices. This information is further parsed by additional details, such as the type of home., number of bedrooms, bathrooms, square footage, lot size, overall condition, and any other relevant factors. The purpose of the CMA is to estimate the Today’s market value of your property. The CMA is a only snapshot of Today’s market that is based on the most current data that is available. However, the results in the CMA can rapidly change as homes come on the market, and as homes are sold. When this happens, the data and results in the CMA must be updated. CMA Reports can vary widely, depending on the knowledge and skill of the person preparing the CMA, as well as the quality of the data that is used. 5

Preparing Your Home For Sale The Importance of Creating Market Appeal In Today’s market, it is critical to prepare your home for sale. Buyers have less time to manage a remodel after close of escrow and do prefer to buy a “turnkey” property whenever possible. That is why properties that are in excellent condition can demand a higher price, and which results in a quicker and often smoother sale. Minor repairs and updating will showcase your property’s best features, thereby maximizing the sales price you will receive later. Virgil has compiled a comprehensive resource list of stagers, contractors and other tradespeople to simplify the process for you. The tradespeople that Virgil works with are screened and carefully chosen, so that the style of their finished work products will compliment the best features of your home. Virgil’s team of professionals will perform top quality work, at reasonable prices, and they all have excellent references and credentials. If you have set aside some funds in your budget, Virgil can begin the process to prepare your home for sale to influence the sales price received upward. The Contract and Escrow Negotiating With Buyers When you get an offer on your home, I will explain to you each point of the offer. This includes not just the offer price, but also what type of financing, concessions, closing cost credits, the amount of the earnest money deposit, the closing date they have proposed, any inspections they are requesting, as well as additional considerations like a home sale contingency or post settlement occupancy. If the offer price is acceptable and you agree to all of the additional considerations, then you can accept the offer by signing and dating it, and it becomes a ratified contract. If you want to adjust the sales price or any other facet of the offer, you can counter their offer for any proposed terms that you want the buyer to consider. There could be a series of these back and forth counter offers until both you and the buyer agree to all of the terms of the offer, until one of decides to withdraw or reject the other’s counter offer. When you are in the midst of back and forth negotiations, I am your resource for keeping a realistic perspective on how each negotiated terms fits into the overall picture of the offer. Speculating on why a buyer may be requesting something is rarely illuminating. What we do know is that the buyer is trying to get the most favorable deal for the home, just as you are trying to have the most favorable outcome as a seller. Knowing the current market climate does help us to have a better perspective on whether a buyer is being reasonable or unreasonable with any requests. I will help you with this. Once the offer is ratified, the contingency period will begin for inspections, appraisal, and/or financing and we will start moving towards your closing date. 14
