Earnest money is kept safe in a trust account until those funds are used to close the transaction. The process of viewing homes provides you with information in order to make the best decision possible. Helping you find a home is a process of elimination; not a process of selection. Viewing homes you don’t like is not a waste of time; it helps build a frame of reference to help you find what you do like. The best way to prepare for the contract phase of the transaction as a buyer is to review a blank copy of the purchase contract. Your next step Request quotes and sample contracts. Ask your ADT Realty agent about coordinating coverage with closing and whether a seller-paid warranty can be requested in your offer. Seller payment is negotiable and is not guaranteed. Know what you are buying Compare the plan price plus service-call fees, per-item and total limits, exclusions, waiting periods, and coverage start date. Ask about pre-existing conditions, maintenance requirements, contractor choice, and repair versus replacement decisions. Obtain approval before arranging repairs; unauthorized work may not be reimbursed. A home warranty does not replace homeowners or flood insurance, a home inspection, routine maintenance, or a builder/manufacturer warranty. Claims can be denied and costs can exceed coverage limits. Keep an emergency repair fund. ADT REALTY | BUYER GUIDE Why consider a home warranty? Budget support: May reduce out-of-pocket costs for eligible breakdowns. Convenience: The provider typically coordinates service through its contractor network. Added reassurance: Offers a defined process for requesting help after a covered failure. Examples of services and coverage Depending on your plan, covered repairs may include air conditioning and heating, electrical and plumbing systems, water heaters, refrigerators, dishwashers, ovens, and washers or dryers. Pool/spa equipment or limited roof-leak repairs may be optional add-ons. No item is automatically covered.
