Check out what we’ve been working on! -Pool was drained, cleaned and had cracks repaired prior to inspection and opening. Pool pump motor was also repaired. -Pool deck was soft washed and some damaged parts repaired/repainted. -New umbrellas and bases were installed. -Bids were received for landscaping around the pond and options are being carefully considered. We want to make sure we take care of overgrown/neglected areas while retaining as much of the natural beauty as possible and without disturbing any natural habitats. -Several overgrown paths were cleared during the Community clean-up day, and staining of the pavilion picnic tables was started. -New towing company was secured to help curb overnight parking. -New court rules for tennis, pickleball & events were approved. 2026 Projects: -Courts 5 & 6 resurfacing (Completed) -Landscaping around pond (in progress, currently reviewing bids) -Little Library installation (in progress, currently being built) Our Independence Day Celebration will be held on Saturday, July 4th from 1pm- 3pm at the pavilion. We’ll have neighbors grilling dogs & burgers, sides and music. Plus, the Drip ice cream truck will be on site. Come celebrate! First come, first served - while supplies last. *One plate, one ice cream per person please. UPCOMING EVENTS COMMUNITY IMPROVEMENT UPDATES Pet Etiquette: We have had several coyote sightings in the neighborhood, even in the daytime. Please keep a close eye on small pets. Sometimes pets get away from their owners. Alert your neighbors via the Facebook page if you see a loose pet. Please use caution and understanding when approaching unfamiliar pets. Always pick up after your pets. Street Parking: Please utilize your garage and driveway and the parking lot closest to you to prevent issues on the roads. If you see an issue with street parking, please call the Cobb County Non- Emergency line at 770-499-3900 or call 911 in an emergency. Overnight Lot Parking: We have had to enforce towing on several vehicles parking in the front parking lot. If you will have guests or require parking overnight in the lot for any reason, please notify the board via email at boardofdirectors@pacesclub.org prior to parking to avoid being towed. Home Improvements: ANY modifications to the exterior of your home, including removing a tree, replacing windows/roof/fence, painting, etc require PRIOR approval with an ACC request. The form can be found on the homeowner portal and sent to acc@dpm-re.com. Not getting prior approval will result in a fine and possible extra work if correct color schemes etc aren’t used. Payment plans are reviewed and approved on a case-by-case basis. Dues help protect your property value by funding necessary repairs, upgrades and improvements to maintain and beautify the community. Amenity use is restricted when a balance remains on your account after the due date. If you need to set up a payment plan, login to the Homeowner Portal and navigate to “EPay” or reach out to Jennifer at Douglas Property Management for assistance. Any Paces Club resident wishing to use Paces Club community amenities must abide by the following: Amenities are open to Paces Club residents in good standing (i.e., no outstanding fines) with an active key fob, and their Guests. A Paces Club resident must be present for any matches, practices, parties or events occurring on neighborhood property. Guests are not allowed into amenities without the host Resident present. Guests for all amenities are limited to 6 per household. If an event will have more than 6 guests, residents are required to get approval from the Board via email at boardofdirectors@pacesclub.org and include date, time and description of event. Residents understand that any parties or events cannot be deemed private and must not limit access or obstruct the pathways to the other public areas/amenities including entry to the main pavilion, pool area, tennis courts and restrooms facilities. The Board reserves the right to deny requests to residents who do not meet the posted requirements. Residents are responsible for reporting any facility problems to the HOA board by email in a timely fashion (need for De-winterization of facilities, light malfunctions, gate issues, etc.). Residents are responsible for returning the courts to good condition following the completion of their match (no overflowing trash, gates closed, lights out, etc.) Failure to abide by these rules will result in the suspension of a resident’s ability to use the amenities in the future. Paces Club Amenity Rules Adopted June 2026 General Rules for All Paces Club Amenities: To Reserve the Main Pavilion: Fill out the Pavilion Request Form found on the DPM Homeowner Portal and remit with a $100 deposit to Douglas Property Management at 120 Arnold Mill Park, Suite 400, Woodstock, GA 30188 via mail or in person. Make the deposit check payable to Paces Club HOA. You can also email the form to tamking@dpm-re.com.

Paces Club Tennis & Pickleball Rules Any Paces Club resident intending to form a tennis/pickleball team (ALTA, USTA, etc.) and intending to use Paces Club community courts must abide by the following: Teams must have a captain who is a Paces Club resident in good standing (i.e., no outstanding fines) with an active key fob. Teams must email the Paces Club HOA board their request to host the team out of Paces Club and provide scheduling details (dates the season runs, day of the week and time of matches, etc.) boardofdirectors@pacesclub.org The Board will evaluate requests and issue approvals to captains who meet the posted requirements. Teams that do not receive Board approval (including teams that belong to a different neighborhood/facility) may not use Paces Club facilities to host matches. Teams must collect a $25 non-resident fee for each non-resident on the team. This is due to the property management company as a check made out to Paces Club HOA by the first match of the season. A Paces Club resident must be present for any matches or practices occurring on neighborhood property. Captains are responsible for reporting any facility problems to the HOA board by email in a timely fashion and with enough notice prior to matches (need for De-winterization of facilities, light malfunctions, gate issues, etc.). The property manager and board cannot be expected to resolve non-emergency facilities issues on short notice. Captains are responsible for returning the courts to good condition following the completion of their match (no overflowing trash, gates closed, lights out, etc.) No bikes or pets are allowed on the courts at any time. Failure to abide by these rules will result in the suspension of a resident’s ability to host teams in the future. Captains that fail to collect and remit non-resident fees will not be permitted to captain a future team until those fees are paid. Adopted May 2026 Team Rules:

Anyone intending to host an event at Paces Club community courts must abide by the following: All events require pre-approval by Paces Club HOA board before advertising. Hosts must email the board their request to boardofdirectors@pacesclub.org at least one week prior to the event and provide date, time, how many courts will be used and a brief description of the event (e.g. "junior round robin"). A Paces Club resident in good standing with an active key fob must be on the premises for the duration of the event. Events may be open to both residents and non-residents. Hosts may charge a reasonable registration fee. For paid events with more than 6 attendees, hosts must remit a $5 non-resident fee for each additional visitor over 6. This is due to the property management company as a check made out to Paces Club HOA within 48 hours of the event end time. (For example, if an event has 10 attendees, $5 x 4 additional players = $20 remitted to the HOA. Hosts are responsible for reporting any facility problems to the HOA board by text or email (need for De-winterization of facilities, light malfunctions, gate issues, etc.) in a timely fashion and with enough notice prior to event start. The property manager and board cannot be expected to resolve non-emergency facilities issues on short notice. Pool Hours 7:00 am to 10:00 pm NO LIFEGUARD ON DUTY SWIM AT YOUR OWN RISK Pool use is for Residents and their Guests only. Guests are limited to 6 per household. Resident must be present with their Guests and must be able to present their working amenities key fob upon request. Anyone who is not able to present their working fob will be considered trespassing and asked to leave the pool area; police may be called. Do not prop open gates. It is a violation to knowingly allow entrance to the pool to any unauthorized individual and residents found letting others in will be subject to loss of amenity privileges. Children under the age of 14 may not swim without an adult 18 or older present and must be supervised at all times Children who require a flotation device must be accompanied by an adult at all times Only preschool aged children are allowed in the wading pool Please shower before entering pool. NO Smoking NO Glass NO Diving NO Rough Play NO Running NO spitting, spouting of water or blowing nose in pool NO bikes or pets allowed in pool area (exception for service animals ONLY) Only soft water toys are allowed in pool Children not potty-trained and other incontinent individuals MUST wear swim diapers Persons with fevers, skin, eye, nose or throat infections, open wounds, or diarrhea are NOT permitted to swim Upon leaving please dispose of any trash and put umbrellas down Failure to abide by these rules will result in the suspension of a resident’s ability to use the amenities in the future.
