It is our experience that a property has to be sold twice...once to buyers and once to their agents. It is critical to “sell” agents on your property because it will make it easier on them to “sell” it to their clients. This campaign is geared toward promoting your listing to agents to make sure that they see your property. All too often, agents depend on the MLS (Multiple Listing Service) to promote their listings but we have a much more aggressive approach to get our listings in front of agents locally, nationally, and internationally. Networking amongst agents is crucial for exposing your property because over 89% of buyers are represented by an agent. This also creates rapport with the agent we enter escrow with, which is very important because it leads to a smooth transaction. We research ALL of the active agents that have represented both buyers and sellers in the area and will target market them, direct market them and personally contact them to inform them about your listing. Buyers pay a premium for the opportunity to purchase properties before they hit the open market. We have created strategies to research, inform, and capture buyers whose criteria match your property. This campaign builds the excitement for a new listing so when the listing hits the market there is already “a line out of the door.” An additional benefit to having potential buyers preview the property is to inform us of any challenges or issues we may want to prepare for prior to open market exposure. 12

We are premier Zillow and Trulia agents and therefore our listings are highlighted and on top when buyers search for properties. Our listings are syndicated on all of the top websites like Realtor.com and Redfin.com and when a prospective buyer demonstrates interest, we are able to capture their information so that we can follow up with them directly. We have many innovative ways to ensure your property gets maximum exposure such as using “retargeting,” which is the system that all top sales companies use to stay top of mind. Every sales person on our team has the goal of selling our listings and they practice and train in order to capture the attention of a prospective buyer on the phone or at their door step. We study who the potential buyer will be and aggressively prospect to this targeted audience. We have systems in place to get phone numbers and emails so that we can directly contact them in order to inform them of homes that match their wants and needs are on the market and that we'd be happy to schedule a private showing.

Through our database of 10,000’s of buyers, we are able to use their information to grab similar audiences and post your listing on their news feeds. Again, ever wonder how on Facebook those Nordstrom’s shoes get on your newsfeeds? We use the same technology! Twitter is old news but Instagram is now what is trending. We post pictures and videos of your home on Instagram to build activity and drive them back to your property’s website. We use several other trending social sites to advertise your property with our innovative 3D tours, drone videos, and virtual floor plans.
