What to Expect?

Professional Photos & Floor Plan The reason why professional photos and floor plans are so important we want to make sure the property is being seen in its best possible light. There are hundreds of properties for rent and the best way to stand out is with professional photos and a floor plan. Prospective tenants tend to dismiss a property if there are poorly produced photos. Premiere Listing The other tool we use to maximise your property exposure is a ‘Premiere Listing’ on realestate.com.au. 92% of the tenants use realestate.com.au as their tool when searching for a suitable property to rent. Most people don’t look further than the first page on realestate.com.au and by utilising a ‘PremiereListing’ we will keep your property in a prominent position in the suburb search for a period of 30 days. 24 Hour Online Booking Service From the moment you invite us to meet with you, we are 100% focused on your needs and your property journey. We’ll ask questions to fully understand your goals and provide guidance based on your preferences. Our role is to support you, not dictate what you should do. Open Homes At open homes we vett the tenants to see what they are like to deal with and why they want to rent your property. We tend to find out a lot of useful information at our open homes for example how many people they are looking to have in the home and if they potentially have or are wanting pets. Applications By taking the time to understand your goals and motivations, we can better advise you on the steps forward. Your timeframes and reasons for selling are kept confidential, but they guide us in delivering the best possible results. We’re not just interested in closing a deal – we’re focused on achieving the best outcome for you. Pets We believe in providing honest, open feedback with no pressure or judgment. You’ll receive relevant, timely reports, backed by data and our proven processes, to help you make informed decisions.

Entry Condition Report Once the property is cleaned and ready for occupancy we will go through and complete our entry condition report. This document goes through every room in the house in full detail detailing every mark and defect that the property has. We normally take anywhere between 200 to 800 photos per report. We make sure that this report is extremely detailed as this is the documented evidence of the condition of the property before tenants moved into the property. Cleaning In order to have the property ready for the tenancy under the RTA Act we have your property professionally cleaned, the gardens tidied and pool balanced (if applicable) and cleaned. This will ensure the tenants, when they vacate, return the property to exactly the same standard as when they first moved in. This will also assist with the future rental appeal of your property and ensure it is being well maintained for the long term. We bring these costs to your attention at the beginning of the management agreement so that you can budget appropriately. They will be deducted from the rental income prior to processing rental disbursements to your account. Smoke Alarms Under the RTA Act you are required to have the smoke alarms tested and cleaned. We have a third party we outsource this to for a fixed fee per annum. This is an annual plan that covers you for the entire year where they will test and clean the alarms, replace any batteries and replace any faulty alarms. Keys & Locks We are required under the RTA Act to make sure that we provide keys for every lock in the property. When we complete our entry condition report we will check every door and window has a key. If it doesn’t then we can make arrangements for keys to be cut and provided to your tenants. Our office also holds a record of all keys & remotes supplied to the tenants. Landlord Protection Insurance. You are required to have a landlord protection insurance policy that has $20 million public liability insurance in place. Almost every policy has this built into their cover. You should check to make sure that there are not any hidden loop holes in the policy such as you having to use the bond amount as your excess. Water Charges. If your property has a separate water meter we can charge the tenants for their water consumption. To do this we require a water compliancy certificate from a plumber, this will normally costs between $120 - $350 depending on how much work is required to make the property water compliant. We would highly recommend obtaining this certificate as the initial bill for the plumber will likely pay itself back in less than a year. How do we charge tenants for their water usage? You will receive a water bill. We will make payment for the full amount from your available rental funds and then we raise a separate invoice to the tenants for the water usage component. The tenants are not responsible for the sewerage and water access charges. Once the tenants have paid, these funds will be disbursed to you, to reimburse you for the tenants water consumption. Disbursements. We give you the choice of payments being made to your nominated bank account at either mid month and the end of the month or at the end of month only. The processing of payments is completed as close to the 15th and last day of each month. If this day falls on a weekend or public holiday we will process the next business day. At this time, you will receive an email statement from us. Should you have any questions about your statements, please contact your Property Manager and they will be able to answer them for you.

Maintenance. Once your tenant has moved into the property they may come back to us with a list of routine maintenance items. While we make every effort to try and look for everything when we do the entry condition, sometimes there are things that are only found when you move into a property and start using all the doors, windows, taps, etc. The majority of owners will set a limit of $400 per maintenance request and anything over that we would seek the landlord's authorisation to have the work completed. With emergency maintenance we go ahead and fix this on your behalf. A few examples of this are, no hot water, gas leaks or break down of other essential services. We also want to make you aware that the rental income disbursed to your account in the first 2 months may be limited due to the costs outlined above and these potential maintenance items. We feel it is better for you to know up front so it is not an unexpected cost when it occurs. From the letterbox to the back fence and everything in between, we recommend you carry out any and all repairs to make sure your home is in top condition. This also applies to anything small for example leaking washers, dripping taps, broken tiles or chipped paint. There could also be items externally like getting the gutters cleaned or pest control may be needed. A small repair or some maintenance now could save you a bigger problem in the future. This will also assist in keeping tenants happy and minimising vacancy in the future.

Fee Structure. Management Fee | Up To 7.5% + GST. This is the ongoing commission charged for managing the property and looking after the maintenance, rent arrears, payments and statements to you. Letting Fee | One Weeks Rent + GST. This fee covers the open home inspections, tenancy application processing, document preparation and entry condition reporting associated with securing a new tenant. This is only charged after we have secured a suitable tenant for your property. Advertising Fee | Up To $350 This fee covers the costs of advertising your property on the real estate portals and a personalised standard signboard. Lease Renewal Fee | $160 + GST. Should your current tenants vacate at the end of their lease, this fee allows us to secure new tenants. Tribunal Charges | $55 per hour This is only charged in the extraordinary case where we need to go to court on your behalf. Bank Charges | $5.50 per month This fee covers the banking fees we incur in paying your rental funds to you.

Other Upfront Costs. It’s important to understand that to secure a great tenant for your property, there may be some other upfront costs that may be deducted from the rent. These costs may include the following, depending on what has been included in your management agreement. Smoke Alarm Test & Clean | $129. To meet legislation requirements. Water Compliance Certificate | From $150. Prices will vary dependent on what is required to ensure the property meets the current legislative requirements.. Photography | From $165. Prices will vary dependent on the number of photos. Floor Plan | From $100. With professional photos. Cleaning | From $450. Prices will vary dependent on the size of the property.
