Here are some design inspirations..
Personal residence — designed around how the client actually lives: their taste, daily routines, long-term comfort. More personality, more investment in durable/quality pieces. Rental (long-term) — durable, neutral, low-maintenance materials; broad appeal over personal style; easy to clean and replace. Airbnb/short-term rental — photogenic, on-trend, a little more "wow factor" since it needs to sell itself in listing photos; often a stronger design point of view than a rental because it competes for bookings. Is all about strategic residential design ROI ( Return on invesment ) market driven design or hospitality-infused residential designfor rentals
Sell/flip — neutral, broad-appeal staging that maximizes perceived value and helps buyers picture themselves there, rather than reflecting anyone's personal taste. Importance of location — how design choices should respond to the location itself: climate, neighborhood character, indoor/outdoor flow, natural light, views, local buyer/renter expectations. This ties design decisions back to the real estate side of expertise, which is a nice differentiator.
Modern Minimalist — clean lines, neutral palette, "less but better" furniture, lots of negative space. Works great for staging/selling since it lets buyers project their own taste.
Coastal — light woods, whites and blues, natural textures (rattan, linen), airy feel. A natural fit for beach or waterfront listings, and it photographs beautifully for Airbnb.
Modern Farmhouse — shiplap, warm woods, black metal accents, cozy but polished. Popular with buyers and long-term renters alike — broad, comfortable appeal
Scandinavian — soft neutrals, light wood, cozy textiles (hygge), function-forward. Great for personal residences and rentals since it's calming and low-maintenance.
Industrial — exposed brick/beams, black metal, leather, moody tones. A strong pick for Airbnb in urban/loft-type properties where guests want a "statement" stay. That's a solid starting set — five distinct looks that map naturally onto your different design bases:
Japandi — Japanese + Scandinavian, very pared-back: warm neutrals, natural materials, almost no clutter. About as simple as design gets while still feeling intentional.
Contemporary Neutral — soft whites, greiges, simple furniture silhouettes. The safest, most universally likable option — this is the go-to for staging a home to sell.
Simple Boho — a toned-down take on boho: a few natural textures (rattan, jute) and one or two plants, but without clutter. Warm and personal without being busy — nice for a personal residence.
