BRACEBRIDGE II N E W A S S I S G N M E N T WILMINGTON, DELAWARE PROPERTY MANAGEMENT NAI Emory Hill is pleased to announce that it has been selected to provide property management services for Bracebridge II, a prominent 12-story, 250,000-square-foot office building located at 1020 N French Street in the heart of downtown Wilmington. Situated adjacent to Rodney Square, Bracebridge II is one of Wilmington’s most recognizable office properties. The building is part of the larger Bracebridge complex, which was originally developed in the 1990s as the headquarters campus for MBNA before becoming part of Bank of America’s Delaware operations following its acquisition of MBNA in 2006. Bracebridge II is now poised to become the future home of Widener University Delaware Law School as part of “The Bridge,” a higher education initiative that will bring students, faculty, and staff into downtown Wilmington. Project plans also include partnerships with other educational institutions and community organizations. Emory Hill will oversee management of the property during its transition from traditional office use to a dynamic institutional and mixed-use building. Plans call for several floors of law school classrooms, administrative offices, law clinic offices and space for nonprofit community partners who will also move from the current law campus to the new downtown location. The assignment is one of 10 new properties added to Emory Hill’s management portfolio in 2026. The company currently manages in excess of 5.8 million square feet, spanning over 100 properties and more than 570 commercial tenants and 750 residential tenants in Delaware, Pennsylvania, New Jersey, and Maryland.“Bracebridge II has been an important part of Wilmington’s skyline for decades, and we’re excited to be a part of its next chapter. Emory Hill Construction is proud to have been selected by Big Brothers Big Sisters of Delaware to complete renovations at their Forrest Avenue facility in Dover, Delaware. Led by Project Manager Matt Allen and Superintendent Dave Carasiti, the project includes a comprehensive interior and exterior renovation featuring new meeting and program spaces, upgraded building systems, accessibility improvements, a new garage door installation, roofing upgrades, site improvements, and other enhancements designed to support the organization's mission and future growth. The project also includes a new septic system, HVAC and electrical upgrades and extensive interior finishes throughout the facility. We are grateful for the opportunity to partner with an organization that makes such a meaningful impact in our community and look forward to successfully completing this project. The assignment required identifying a property that met the client's specific operational needs, including power capacity, tenant improvements, location, size, and building quality. Following an extensive search and complex negotiations, the team delivered a solution that aligned with the client's objectives. BROKERAGE HISTORIC OFFICE SALE IN OFF-MARKET WILMINGTON DEAL Rich Dudek, SIOR, and Tim Plemmons worked together to complete a successful sale of a historic 3,650 ± SF building at 162 Stone Block Row in Wilmington, Delaware. Rich represented the seller, while Tim represented the buyer in this off-market transaction between long-time clients on both sides. Known as the Charles I. DuPont House and originally built in 1823, this beautiful two-story office building offers historic character with scenic views of the Brandywine Creek. Gabell Beaver Law will be occupying the building for their Delaware offices. SALE OF DOWNTOWN WILMINGTON SITE PLANNED FOR 240-UNIT MULTIFAMILY PROJECT Rich Dudek, SIOR, represented the seller in the sale of a 0.98-acre site, formerly operating as Isaacs Garage, at 412 W. 8 Street in Wilmington. The buyer, Delaware State Housing Authority (DSHA), plans to redevelop the property into a five-story multifamily residential building containing approximately 240 units. Prior to joining NAI Emory Hill, Darinda served as Senior Property Manager at The Apartments at Pine Brook, where she spent more than 20 years overseeing the management of a 308-unit multifamily residential community in Newark, Delaware. Is summer still a busy season for commercial real estate? There’s a common misconception that summer is a slower season in CRE. We asked members of our commercial and residential brokerage teams to share their perspectives. What types of projects, requests or priorities typically increase in the summer months? Unit turnover, leasing activity, preventative maintenance, inspections, and maintenance coordination. It also becomes a key period for our landlords to evaluate pricing strategies, occupancy goals, and property improvements. When managed properly, summer can create strong leasing momentum, improve resident satisfaction, and help maximize property performance. What trends do you notice during the summer months in Sussex County? We are seeing a proliferation of inquiries to open restaurants, small food providers with “grab & go” type offerings for outside/beach consumption, fast/casual spots competing with national chains, especially on the Route 1 corridor. Additionally, our fastest growing market here is medical. Office space is limited unless you are willing to go further west.
